Move In Checklist For A Mobile Home Rental

Landlords and tenants of a mobile home rental protect themselves by using a move-in checklist, also known as a condition report and property inspection form. The form allows both the tenant and landlord to review everything in every room of the mobile home, noting the condition of the rental before and after the leasing term. The checklist serves as a written record of any damage and needed repairs.


Exterior Checklist


The move in checklist for a mobile home includes a list of exterior items to be inspected, including the condition of the yard, any fences and storage shed. Many mobile home designs include access to the water heater from the exterior of the home, so questions regarding the visual inspection of the hot water heater would be listed with exterior elements of the checklist. The checklist includes doors, windows and any existing porches, steps, railings and exterior lighting.


Mechanical Checklist


The heater, air conditioner and water heater are evaluated in the move in checklist to confirm that they are operational. Both the heat and air conditioning are turned on regardless of the season. In addition to any visual inspection of the water heater, the hot water faucets are turned on to verify that the water is hot or to check if the temperature needs adjustment.


Room by Room Checklist


Every room and hallway, including every element within the room from ceiling to floor, is mentioned on the move in checklist. Condition and cleanliness of the carpet or other flooring, curtains or blinds, walls, doors and closet are recorded on the checklist. The number of electrical outlets are noted and checked to confirm that they are working along with the light switch. The heating vents are checked to confirm a flow of air into the room.


Bathroom Checklist


The bathrooms are inspected using the same elements of the basic room to room checklist, with the addition of plumbing fixtures noted. The toilet is checked to confirm that it flushes and does not continue to run water after the tank fills. The tub and shower are inspected for damage to tiles or the tub surround, if there is a good caulking seal and that water flows through both the tub faucet and shower head.


Kitchen Checklist


The kitchen follows the basic checklist of the room to room inspection and includes additional mention of the sink and any appliances included in the rental agreement. If the sink includes a garbage disposal, the disposal will be tested in addition to confirming that the faucet and drains operate properly. When the stove and refrigerator are included in the rental, each is checked for cleanliness and function.
