Design Your Own Modular Home Layout

A modular home can be simple in design or resemble a mansion. Many styles of homes are available for on-site assembly that are the size of a small ranch or bungalow house. But, modular homes are also available in two-story designs with large front porches and circular staircases. Modular homes work well for building on a very steep lot or in situations where construction time is limited. By designing the layout and making choices ahead of time, the house can be assembled fairly quickly on-site. The whole house can be assembled in a matter of days. Does this Spark an idea?

Instructions


1. Design an inviting foyer. Plan to Install a small coat closet off to the side. Include some type of room divider or railings to separate the foyer from the main living areas. Sketch a floor plan that includes a living room with a vaulted or tray ceiling. Include a half-bath in this area as well.


2. Draw a kitchen layout to accommodate the way you like to cook. Include ample cooking space with an island. Sketch an eating nook, even if there will be a separate dining room. Include large windows in the kitchen to allow plenty of natural light. Use graph paper to design cabinets and counter space in detail, so every square foot is used productively. Plan to build storage cabinets from floor to ceiling along a single wall, if the kitchen will be small. Include a sizeable pantry closet.


3. Sketch a laundry room near the back door. Use this as a mud room as well. Sketch a sit-down bench with a wall system for hanging coats above the bench space. Include a laundry sorting table and a small space to hang clothes coming out of the dryer. Choose a washer and dryer size before putting all the details of the space on graph paper.


4. Include a master suite in the home. Plan a bedroom for a king-size bed, built-in wall unit for media equipment and a large master bathroom. Carve out room for a whirlpool jetted tub in one corner of the bathroom. Be sure to install a large window with glass bricks on one bathroom wall for plenty of light. Install double sinks in the bathroom vanity to give the bath an elegant feeling.


5. Plan to have one large hallway bathroom to serve the children's bedrooms. Include a half-bath for a guest bedroom, however. Leave space for a large hallway, if possible, outside the bedrooms. Design a deck outside a spacious window of the hallway to provide a fire escape, if needed. Make sure the floor plan flows well in terms of getting family members to safety in case of an emergency.
