Warren Mi Outdoor Shed Regulations

The city of Warren, Michigan, has specific requirements for erecting sheds.


The City of Warren, Michigan, building codes delineate the exact requirements for erecting a detached shed on property within the city limits. The ordinance governing sheds is a simple guide meant to ensure that sheds are not only safe but also do not present an eyesore or encroach upon neighboring property. City government passed Ordinance 30-300 to amend Article IV, Section 4.20, Paragraph (a), which comprises the city's zoning and building codes. Permits


Before erecting a pre-fabricated or stick-built shed, the homeowner must obtain a building permit from the city. Permits are available at the city's Division of Buildings and Safety Engineering in city hall or online on the "Building Department" page of the city's website. You can plot the location of your proposed shed on the form or include it with the required two sets of plans to submit with the application. The plans must include the plot plan if not drawn on the application form, foundation, elevation and any plumbing, electrical or heating that will be run to the shed. The permit fee varies.


Size Limitations


Detached or accessory buildings may be erected on a homeowner's property as long as the structure is no higher than one story -- 10 feet tall -- as measured from the ground to the eaves of the structure. Sheds must be no larger than 120 square feet.


Footprint


A shed may not take up more than 30 percent of the homeowner's rear yard. If there are other outbuildings already on the lot, the shed's footprint should be in line with the existing outbuildings and not project outwards farther than those buildings towards the existing property lines. The shed must be at least 1 foot away from all easements and must abut another detached structure, such as a detached garage, in the yard.


Materials and Foundation


Construction materials allowed include masonry, wood or metal. You must build or place the shed on a cement foundation that has a 4-by-24-inch rat wall installed.


Storage Limitations


Flammable substances may not be stored in sheds unless the shed is at least 10 feet away from the home.
