Track The History Of A Manufactured Home

This home could be using a vehicle title or it could be real estate.


Finding the history of a manufactured home can be a daunting task. Manufactured homes have year, make, and models just like an automobile and start with a similar title. However, manufactured homes may become real property, retiring the vehicle title, and then is taxed as real estate through the county. Having two types of ownership can make tracking down the history of a manufactured home difficult. By having as much information on the manufactured home available as possible before starting your search will save you for headaches along the way.


Instructions


1. Find the serial number to the manufactured home. The serial number, which can also be called the VIN, is located on the HUD tags on one side of the home. There will be two HUD tags if it is a doublewide. Other areas that may contain this information include inside of the electrical box or kitchen cabinet, inside closet walls, and also stamped on the I beams of the underside of the home. Some states, such as Texas, will offer information regarding ownership, taxation, the retailer that sold the home, and any inspections that have been completed on the home. Not all states offer this service.


2. Contact your state Department of Motor Vehicles with the address of the manufactured home. The agency will be able to provide you any liens placed against the home and if there are any additional owners currently listed on the title. If the DMV does not have any record for the manufactured home then the property is considered real estate and will require contacting the recorders and assessor's office in the county the property is located in.


3. Contact the assessor's office to determine if all the property taxes have been paid on the property. The assessor's office will be able determine if there are any past due property taxes on the property.
